Hotel Renovations
Engaging in a discussion regarding the necessity of updating our hotel assets necessitates adopting a frequency of approximately seven to ten years. This time frame corresponds to the average lifespan of trends in interior design, textiles, colors, furniture, spaces, and functionality. By periodically updating our assets within this duration, we can remain abreast of market demands and ensure that our facilities align with the evolving preferences and expectations of our esteemed guests.
Investors make decisions regarding the updating of their investments, assets, or the allocation of time for risk-taking to avoid falling behind competitors, losing market share, generating negative reactions from guests and customers, and delaying necessary modernization. These decisions are guided by either international or national brand standards, the operator, or decisions made to remain competitive and gain market penetration.
When a franchise is managed under a contract that adheres to brand standards, or when the operator also holds the franchise, the mandate is communicated in a form that must be negotiated with the brand itself. This defines the stages of the updates. In the case of an independent investor, guidance should be provided based on benchmarking, from which the preferences of customers and guests are derived, which define the priorities in service and operations.
In Latin America, as in the entire service sector, small and medium-sized enterprises collectively account for over 80% of the total. Given that this percentage of investors is comparable to the hotel sector, it becomes evident that independent investors constitute the overwhelming majority. Consequently, it becomes imperative to provide substantial support and assistance to ensure that investments in innovation are appropriately directed and not solely focused on customer satisfaction and market expansion. Furthermore, it is crucial to guarantee a return on investment that demonstrates the viability of maintaining market share and its associated benefits.
Today, with the advancement of materials, designs, textiles, colors, furniture, and equipment, achieving greater efficiency and functionality is not solely determined by decisions made in large headquarters offices. Instead, it is influenced by actions and negotiations with local contractors and suppliers, with whom innovative solutions are developed to ensure the expectations of our clients and guests are met.
